  • When purchasing a newly built villa in Ibiza directly from a developer, buyers should allow for acquisition costs in addition to the purchase price. For a property priced at €6.45 million, these costs typically include 10% VAT (IVA), Stamp Duty (AJD), legal representation, notary fees and land registry charges. In total, buyers should budget approximately 12.5–13.5% above the purchase price, bringing the overall investment to around €7.25–€7.32 million. The exact figure will vary depending on the legal structure of the purchase and any professional services engaged during the transaction.
