Acquired slowly, by intention.
We prefer inheritance and quiet succession to the open market. The site is everything; we are patient before we are present.
02 · Conception
Drawn entirely in-house.
Our architects, our development team, our drawings — the brief is set inside the practice, not commissioned outside it.
03 · Capital
Structured under one roof.
Each estate is funded through our own capital, on our own time. We answer only to the work and the people who own it at the end.
04 · Delivery
Completed by our own construction team.
There is no handover between developer and builder. The same hand that drew the line lays it down.
Development is the centre of the practice. It is where everything else — construction, sales, the long stewardship of an estate — begins. We choose the land slowly, often before it is offered to the open market. We commit our own capital. We draw the plans inside the house, hold them to, and build them with our own people.
Our role is not to assemble a project from a roster of agencies. It is to conceive and own the work in its entirety. The estate that arrives at completion is the estate that was drawn on the first sheet of paper — the discipline of holding to that line, through every decision in between, is the practice itself.
Each development is held to a single standard for both design and long-term value. The portfolio is intentionally small. We complete a handful of estates a year, never more.
